The shape of it
Less a town than a very large planned development, covering more than 33,000 acres across the Manatee and Sarasota county line and organised into over thirty villages, each with its own builder mix and amenity set. Day to day life runs through several town centres rather than one downtown.
Housing
Almost entirely planned communities, and the range is genuinely wide: townhomes and attached villas at the entry end through custom estates. Most villages carry HOA or CDD fees, which is normal here and worth pricing in early, because they vary a lot from village to village.
Getting around
I-75 runs along the western edge, which puts Sarasota and Bradenton within easy reach and the airport at about twenty five minutes. The trade off is the Gulf. There is no beach in Lakewood Ranch, and getting to one is a thirty five minute drive that stretches in season.
Worth knowing
Waterside Place is the newest of the town centres, built around Kingfisher Lake with a Sunday farmers market and a boat launch. Main Street is the older, more compact one. Premier Sports Campus runs to 75 acres of tournament fields, and University Town Center, the region's largest mall, sits just west.
