Parrish / Palmetto
The newest ground in the region. Parrish is farmland turning into master-planned neighbourhoods, and Palmetto is the older river town next door.
The shape of it
Two different places sharing a corner of the map. Parrish is inland and almost entirely new, with large master-planned communities going up on what was recently agricultural land. Palmetto sits on the north bank of the Manatee River with a historic downtown, a working waterfront past, and Riverside Park for boat ramps and fishing access.
Housing
Overwhelmingly new construction in Parrish, with several large communities selling at once. North River Ranch runs about 2,600 acres with a long trail system and multiple recreation centres, and Del Webb has two 55-plus communities here. Palmetto has older stock, including waterfront homes and condos on the Manatee River, generally at lower prices than comparable water access further south.
Getting around
I-75 and US-301 both run through, which puts Tampa and St. Pete within reach in a way they are not from further south. The trade off is distance from the Gulf beaches. You are driving to the coast here, not living on it.
What is changing
This is the fastest growing corner of Manatee County and it shows. BayCare is building a hospital here, which would be the first north of the Manatee River. Expect construction traffic and new roads for the next several years.
