01 / The place

Bradenton, in four short reads.

01

The shape of it

Bradenton runs along the south bank of the Manatee River and stretches west toward the water. Downtown centres on the Riverwalk, an accessible mile and a half of waterfront path with public space and event programming. Keep going west and you reach the intracoastal communities: Palma Sola, Perico Island, and the old fishing village of Cortez, which still works as a commercial fishing port.

02

Housing

The widest range of the five. Older established neighbourhoods near the river and downtown, mid-century inland stock, waterfront condos out toward the intracoastal, and newer construction as you move east toward I-75. Because the housing is older on average, the price spread here is broad.

03

Getting around

Bradenton is the practical mainland base for Anna Maria Island, roughly twenty minutes to the island depending on where you start and how the bridges are running. A seasonal passenger ferry connects the Riverwalk Pier to Bridge Street on the island. I-75 is a short drive east.

04

Worth knowing

LECOM Park hosts Pittsburgh Pirates spring training downtown, and the IMG Academy campus sits on the west side of the city. The Village of the Arts, a live and work district of early century bungalows turned into studios and galleries, is a few blocks from the Riverwalk.

The downtown finally turned to face the river

For decades central Bradenton had its back to the Manatee River. The Riverwalk changed that. It is a linear park along the south bank with a skate park, a splash pad, volleyball, fishing piers and a run of public art, and it stitched the Bishop Museum and the Manatee Performing Arts Center into something you can walk between. The Gulf Islands Ferry now runs from the same waterfront out to Anna Maria Island, which means you can reach the beach without parking on it.

Cortez is still a working waterfront

Most Florida fishing villages became a theme. Cortez did not. Founded in the 1880s and a listed historic district since March 1995, it still lands commercial catch, and the boats tied up behind the restaurants are the ones that caught what you are eating. The Florida Maritime Museum occupies the restored 1912 schoolhouse. The Commercial Fishing Festival takes over the village the third weekend of February and draws thousands.

02 / Who lives here

Who lives in Bradenton.

The most established of the five and the widest mix. Year-round working households near downtown and the hospitals, the most renters of any area, and winter residents along the river and the intracoastal toward Anna Maria. Only about 6% of the homes were built after 2010, so this is resale and condo territory with pockets of new construction.

What the calendar does to Bradenton.

On the road, in season

  • Cortez Road and Manatee Avenue to the island bridges are the season roads. Saturday mornings and late afternoons from January to Easter are the slow ones.
  • The Cortez Bridge replacement starts in September 2026 and runs about four years, so expect construction traffic on Cortez Road on top of season.
  • The free island trolley and the seasonal ferry are the answers to island parking in March.
