01 / The place

Wellen Park and Venice, in four short reads.

01

The shape of it

Two things side by side. Wellen Park is a large master-planned community in south Sarasota County, still very much under construction, with its own downtown built around an 80 acre lake. Venice, just north, is an established Gulf town with a walkable historic downtown and beaches inside the city limits.

02

Housing

In Wellen Park almost everything is new and sold by a builder, with several communities releasing at once. Venice is the opposite: older stock, a good deal of mid-century construction, plus condos near the beach. Buyers often look at both together, because they sit close to each other and price very differently.

03

Getting around

US-41 is the spine here and I-75 runs to the east. This is the southern end of the region, so Sarasota is a real drive and Tampa is a long one. What you get in exchange is closer beach access than anywhere inland.

04

What is changing

Wellen Park is one of the fastest selling communities in the country and nowhere near finished. Expect ongoing construction, phased retail openings downtown, and road work. A Manasota Beach Road expansion is intended to shorten the run to the coast.

Venice was drawn on paper before it was built

Most Florida towns grew outward from a crossroads. Venice did not. In the 1920s land boom a surgeon named Fred Albee bought the land and hired John Nolen, then the best known city planner in the country, to lay the whole place out before construction started in 1925. That is why the island downtown still has wide landscaped avenues, low Mediterranean buildings and a street grid that makes sense on foot. It was designed as a town, and it has aged the way designed towns do.

Why the shark teeth keep coming

Venice calls itself the Shark Tooth Capital of the World and holds an annual festival about it. The teeth are fossils weathering out of an old sea floor just offshore, so they wash in continuously rather than being a finite supply. Caspersen Beach is the serious spot, less groomed than Venice Beach and better for it. Buy the wire scoop, they call it a Florida snow shovel, and give it an hour.

Something genuinely ancient, eighteen minutes away

Warm Mineral Springs in North Port is the only warm mineral spring in Florida. It holds at about 86 degrees year round and pushes roughly twenty million gallons a day from a vent 230 feet down. Archaeologists have recovered the remains of more than twenty Paleoindians from the sinkhole, some radiocarbon dated to around 12,000 years ago, including a burial that may be the oldest intentional one known in North America. People swim in it on ordinary weekday mornings.
