The shape of it

Less a town than a very large planned development, covering more than 33,000 acres across the Manatee and Sarasota county line and organised into over thirty villages, each with its own builder mix and amenity set. Day to day life runs through several town centres rather than one downtown.

Housing

Almost entirely planned communities, and the range is genuinely wide: townhomes and attached villas at the entry end through custom estates. Most villages carry HOA or CDD fees, which is normal here and worth pricing in early, because they vary a lot from village to village.

Getting around

I-75 runs along the western edge, which puts Sarasota and Bradenton within easy reach and the airport at about twenty five minutes. The trade off is the Gulf. There is no beach in Lakewood Ranch, and getting to one is a thirty five minute drive that stretches in season.

Worth knowing

Waterside Place is the newest of the town centres, built around Kingfisher Lake with a Sunday farmers market and a boat launch. Main Street is the older, more compact one. Premier Sports Campus runs to 75 acres of tournament fields, and University Town Center, the region's largest mall, sits just west.

Two town centres, and they are not interchangeable

Main Street at Lakewood Ranch is the older one, a short walkable strip with a cinema, restaurants and the Saturday farmers market, and it is where the north end of LWR gathers. Waterside Place is the newer one, built on the Sarasota County side around a lake, with its own Sunday market and a boat shuttle between neighbourhoods. Which one you end up treating as home base depends entirely on which village you buy in, and it is worth driving both before you decide.

The outdoor side people underestimate

The reputation is golf and gated entries, and there is plenty of both. But Nathan Benderson Park sits at the southwest corner with a 400 acre lake, a 3.4 mile paved loop and a rowing course good enough to host world championships, and it is free to walk. Bob Gardner Park adds trails and a big playground. Premier Sports Campus runs youth tournaments most weekends on a scale that surprises people who have just moved in.

On the road, in season

  • University Parkway between I-75 and UTC is the pinch point from Thanksgiving to Easter; the mall traffic is heavier than the snowbird traffic.
  • Fruitville Road and Clark Road to the beaches are the season drives; the Fruitville interchange rebuild runs into 2029.
  • SR 70 and SR 64 east of Lorraine are construction corridors, not season corridors, for the next few years.

    A 400 acre lake with a 3.4 mile paved trail around it and an international standard rowing course. You can paddle it, run it, or just watch crews train from the finish tower. No charge to walk in.

  • Greenbrook Adventure Park 1.8 mi · ~5 min

    Eighty acres of playgrounds, a skate park, a dog park, ball courts and trails through the preserve behind it. The default weekend park for the middle villages.

  • Lakewood Ranch Golf and Country Club 1.9 mi · ~5 min

    Four championship courses across two clubhouses, plus tennis, pickleball and a fitness centre. Membership is separate from buying a house here, which surprises people, so ask before you assume.

  • Sarasota Polo Club 2.9 mi · ~6 min

    Sunday polo from December through April on 130 acres inside Lakewood Ranch. Tailgating on the field edge is the tradition and tickets are cheap. One of the genuinely unusual things about living here.

  • Summerfield Community Park 3.2 mi · ~7 min

    Ball fields, a playground and a walking loop on Lakewood Ranch Boulevard. Small, close and busy with youth sport most evenings.

  • Mote Science Education Aquarium 5.9 mi · ~13 min

    Mote's new 110,000 square foot aquarium opened by University Town Center in October 2025, closer to Lakewood Ranch than to downtown Sarasota. Sharks, rays and sea turtles, with the research laboratory behind it.

  • Jiggs Landing Preserve 7.8 mi · ~16 min

    An old fish camp on the Braden River turned county preserve, with rental cabins, kayak and boat rental and live music some weekends. The least master-planned thing within reach of Lakewood Ranch.
